SM Design Review Committee Approves Three Projects

The Design Review Committee gave the green light to three proposals at its meeting last week, although not all of them were unanimous.
Receiving unanimous approval was a garage expansion at 1474 Hampton Road, with DRC members allowing the added windows to remain the same despite staff recommendation to make them consistent with the rest of the garage. The windows in question won’t be seen from the street or by neighbors.
That homeowner also must add foliage along the front of the garage when construction is complete.
The proposal at 2134 Oak Knoll Ave. that will add onto the one-story home and includes a basement, detached tea house, and front and backyard gates, was approved 4-1, with committee member John Dustin opposing.
The conditions for project approval includes for the architect to clarify where outdoor lighting will be placed, work with city staff to determine appropriate opacity and size for the gates, where the trash bins will be kept and make the doors and windows all a consistent design.
Staff had found the windows on the tea house to be too large to be compatible, and Dustin had hoped to change those, but his colleagues agreed the size was fine for the purpose of its occupants enjoying the property.
There was another 4-1 decision allowing the owner of 2160 Oak Knoll Ave. to use cedar simulated shake shingles for his roof without having them stagger randomly or have keyway spacing, both of which are normal requirements for such material.
This time, Chairman Frank Hsu cast the no vote, arguing the stagger and keyway space regulation is there for a reason.
Three other projects were pushed to continue at later dates.
The committee will hear the proposal for 2725 Monterey Road on June 7 after the applicant asked for a continuance to allow her time to address city staff concerns about the design.
The hearing for 1257 San Marino Ave. will resume on June 21 after the DRC expressed concern about how close the proposed first- and second-story additions would come to the square footage maximum and a handful of design queues.
The hearing for 2198 Roanoke Road also will resume on June 21. Committee members asked for additional measurements and details on several additions to the two-story home and also for the addition of shutters on some windows to match the rest of the home.
